What is an EICR, and who needs one?
An Electrical Installation Condition Report — EICR — is an assessment of the fixed electrical installation in a property. An electrician tests the wiring, sockets, consumer unit, and associated equipment to check that everything is safe and in good working order.
Since 2020, landlords in England have been legally required to hold a valid EICR for every rented property. The report must be renewed every five years, or at every change of tenancy if that falls sooner. Failure to comply carries a fine of up to £30,000.
The report grades any issues found using three codes: C1 (immediate danger — must be addressed before the property can be rented), C2 (potentially dangerous — must be addressed within 28 days), and C3 (improvement recommended — no immediate action required, but worth noting). A property with no C1 or C2 codes receives a satisfactory report.
EICRs are also increasingly requested by homebuyers, mortgage lenders, and insurers — particularly on older properties.

Common questions
How long does an EICR take?
For a standard two or three-bedroom residential property, typically between two and four hours. Larger properties or those with more complex installations take longer. We'll give you a realistic timeframe when you book.
What happens if the report finds a problem?
If a C1 or C2 code is raised, the issue needs to be addressed. We'll explain what's been found, quote for the remedial work, and carry it out in the same visit where possible. Once done, a new report or remediation certificate is issued.
How often does a rental property need an EICR?
Every five years, or at every change of tenancy — whichever comes first. The report must be provided to new tenants within 28 days of them moving in, and to the local authority within seven days if requested.
Does the power need to be off?
Individual circuits are taken off supply briefly during testing, but the whole property doesn't need to be without power throughout. We work through the installation in sections and keep disruption to a minimum.
Can I use any electrician for an EICR?
The report must be carried out by a competent person — in practice, this means a qualified electrician, ideally one registered with a competent person scheme such as NAPIT. Using a registered electrician means the certificate carries the authority needed for legal compliance.
